Back in 2021, I asked Joey to meet me in a diner in Dallas. I had a sweat-stained notebook that contained the thesis behind mogul. Luckily, Joey did not call me crazy, because here we are today.

When we were at Goldman Sachs working 100+ hour work weeks deploying billions of dollars into high quality real estate, we were routinely surpassing 15% - 20% IRR's (annual returns). When we looked at other platforms to date, they were bragging about having achieved 4% IRR's on their billions of dollars raised. We would have been fired if that was our track record.
